Compliance Risk Score

How LetScope calculates and acts on risk

The CRS is a proprietary, time-dependent piecewise model that quantifies regulatory exposure for each property in real time. This page explains the model's three zones, lets you explore a live portfolio, simulate individual scores, and view the parameter calibration behind each compliance item.

The piecewise model

Three zones. One continuous risk score.

For every compliance item on every property, LetScope calculates a risk contribution based on its position relative to the deadline (τ). The total CRS is the sum across all active items — giving a single, quantified risk number per property.

Zone A

Latency — Safe window

The item is well within its deadline. No risk is registered. The landlord has time to act without urgency.

CRS contribution: 0
Zone B

Proximity ramp — Risk rising

The deadline is within the proximity window. Risk rises linearly as the deadline approaches. Early action prevents the breach shock jump.

CRS contribution: 0 → Bᵢ (rising)
Zone C

Post-breach — Escalating

The deadline has passed. An instant shock is applied and risk grows each day — modelling accumulating enforcement and financial exposure.

CRS contribution: Bᵢ × Mᵢ and rising
Parameter definitions
Bᵢ
Base weight
Inherent severity of the regulation. Gas Safety and HMO Licence score 10 — the highest.
Mᵢ
Breach multiplier
Applied at the moment of breach. Reflects the sudden jump in legal exposure when a deadline is crossed.
Pᵢ
Proximity window
How many days before a deadline LetScope begins raising the risk score. Short for urgent items, longer for cyclical ones.
Vᵢ
Velocity factor
The rate at which risk accumulates each day after a breach — reflecting how quickly legal and financial exposure escalates.
LetScope's three intelligence layers

From data to decision

The CRS sits within a three-layer stack. Each layer builds on the previous one. Layers 2 and 3 are not available in any existing UK PRS compliance product.

Layer 1 — Available in market (partial)
Where you are
Dynamic Compliance Risk Score — real-time quantification of regulatory exposure across every property and compliance item.
Layer 2 — Not available in market
What may happen
Predictive Compliance Forecast Engine — analyses expiry timelines, historical patterns, and property data to surface risks before breach.
Layer 3 — Not available in market
What will happen if you act
Regulatory Simulation Engine — models enforcement likelihood, financial penalty exposure, and compliance cost scenarios before any decision.

ⓘ τ values are illustrative. Negative τ = days before deadline, positive = days after breach. Green dot = Zone A (safe), amber = Zone B (approaching), red = Zone C (breached).

CRS piecewise function — risk over time
Zone A — Latency
CRS = 0 · Safe. No action needed.
Zone B — Proximity ramp
CRS rising from 0 · Act now to avoid breach shock.
Zone C — Post-breach
τ ≥ 0 · CRS = Bᵢ·Mᵢ + Vᵢ·τ · Immediate action required.

Reading the table

Items with red Bᵢ badges (8–10) carry the highest base severity — Gas Safety, EICR, Right to Rent, Fire Detectors, and HMO Licence. These carry criminal liability, safety risk, or both.

Items with high Mᵢ values (5–6) see the largest score jump at the moment of breach — the "shock" when τ crosses zero.

The Pᵢ proximity window determines how far in advance LetScope alerts. Deposit Protection (14d) is fast-moving; EPC and HMO (90d) need longer lead time for renewals.

Deposit Protection has the highest Vᵢ (2.5) — post-breach risk accumulates fastest, reflecting compound financial penalties under tenancy deposit law.
